Buying property in Kestel, Alanya: what to check

Kestel lies between Tosmur and Mahmutlar in Alanya. To decide whether it suits you, compare individual streets and buildings rather than treating the district as one uniform property market.

Look at the actual location

The coastal area near the Dim River is different from the attractions farther inland in the Dim valley. Check the exact pin, the entrance and the walking route to the beach or everyday shops. A district name alone does not tell you how convenient a particular apartment will be.

Alanya Alaaddin Keykubat University has a Kestel address, but proximity to a university does not establish demand for every apartment. Check the relevant campus and transport route if this matters to your household or proposed tenant.

Choose the building as carefully as the apartment

• Confirm the unit's permitted use and the building documents.
• Ask what the current maintenance fee covers and whether major work is planned.
• Check whether pools and other facilities operate during the months you will use them.
• Inspect daylight, ventilation, heating options and noise.
• Check planning information for nearby plots before relying on a view remaining unchanged.

If rental income is part of the plan, examine the proposed rental format, permission requirements, demand and management costs before calculating returns. A convenient holiday home is not automatically a successful rental business.
