Short-term letting in Turkey: permits and the risks of illegal rentals
Tourism-purpose rentals of 100 days or less are subject to Turkey's permit regime. A listing on a booking platform, an agent's assurance or payment of tax does not replace the required permission.
Check the exact property and operating model
Verify the permit for the specific dwelling and address, the required building approvals, safety arrangements and the operator's responsibilities. Confirm the permit number used in advertising and who handles guest identification and other operating obligations.
A manager's experience is useful, but it does not make an unapproved apartment lawful to advertise or let. Before buying for short-term income, establish whether the proposed use is feasible and what approvals or work are still needed.
Penalties are updated
The Denizli Provincial Directorate of Culture and Tourism's 2026 notice lists administrative penalty amounts ranging from TRY 180,617 to TRY 1,806,177 for the violations addressed in that notice. These are not one universal fine or a complete schedule for every possible breach.
Old articles quoting TRY 100,000, TRY 500,000 or TRY 1 million should not be used as a current penalty table. Check the specific offence and the applicable year's official amounts.
What to agree with a management company
- Who obtains and maintains the required permissions.
- Who publishes the advertisements and checks their information.
- Who handles guest registration, arrival, cleaning and maintenance.
- Which costs are included in the management fee and which are separate.
- How income, cancellations, damages and owner payments are reported.
Short and long stays are not interchangeable labels
Writing a longer period into a contract does not safely resolve a business that actually operates as repeated tourist stays. Have the genuine rental model assessed, including its tax and regulatory obligations, rather than trying to avoid the rules by changing wording.
